have developed a
Business Model not seen in the Louisville area,

“The Build-Option Program”.

THE BUILD OPTION PROGRAM: Allows you to build a new home from the ground up. You would Lease-Option the home for one or two years and close at the end of the option period, Just like you would if you were purchasing the home outright.

There are a lot of folks who might need a year or two before they re-enter the realm of home ownership. The reality of the world today is vastly different than what we have grown accustom to in or normal business world. There are many many families who are truly good people with a decent income who for what ever reason has come upon hard times, be it a sub-prime loan or medical issue or some other unknown problem. Bankruptcy and Foreclosing are the norm in a lot of the population segments. 

We offer a program to help eliminate the sting of the places these families have been and to put them on the road to home ownership once again. Please understand this is not a government program nor is it available to one’s who have simply not taken care of their credit and wants a break. 

If you motivated to get your good name back. If you are not inclined to simply rent a house or apartment and want the comforts and privacy of a NEW home. And if you are willing to do what it takes to improve your credit score, then this is the program fro you.

Paying rent gets you a place to stay and some are better than others but why not let the payments work for you?

The program in a nut shell: you contract on one of our pre-priced stock new home plans at today's prices. With the Build Option Program, you pick neutral styles and colors, meet with our credit counselor to make sure that you will be able to purchase your new home at the end of the lease option, and close the house in a year or two depending on your situation. We can do some limited customizing within what is normal and customary for the style and location!

At the end of the option time the down payment/option fee you put down will be credited towards the sale price, but even better is that all the accelerated appreciation of the new home is yours. Every home built in the subdivision after yours normally will increase in price simply due to the cost increase in materials and the time value of money.

Just a quick example:

You Build Opt for a new home @ 229K, it takes 4 -5 months to build the home, and then you have a one year lease option. By the time you close we are 17 months down the calendar road, and you will have a current history of making your payments in a timely manner and the New Home will have appreciated as described in the above paragraph.

The same house you contracted on 17 months ago of course could not be built for the same price a year and a half later and thus the difference in the new appraised price (say 234K) and your option price of a year and a half ago equals additional value in your home.

This appreciation in value is yours to show on the Loan to Value Ratio with your new lender and will represent additional funds or value for your down payment. So you and your family get the benefit of home ownership right away, don't waste two more years.

The Build Option business model works only in a subdivision where there are additional homes still to be built after yours. A guesstimate of that appreciation figure would be 5 -8,000 dollars, plus your down payment all goes toward you closing on the home.

We get paid, of course we do, we go to work every day to make a living for our families just like everybody else. But whether we close on this house now or 17 months down the road. .....makes no difference to us.
